The Challenge
With over 30 floors and continuous operation, the Palácio Austregésilo de Athayde required a complete update of its air conditioning system—including infrastructure, automation, and central equipment. The challenge was to execute a large scale, complex project without compromising occupant comfort, tenant operations, or the institutional image of the Brazilian Academy of Letters (ABL).
Explen’s Role
As the property manager, Explen coordinated the entire process—from planning to execution. Our involvement included:
- Development of the retrofit technical plan with support from Engepred’s engineering teams
- Creation of a construction logistics plan adapted to the building’s continuous operation, including zoning, shift schedules, and protocols for user interaction
- Temporary relocation of occupants in impacted areas, with prior communication, personalized assistance, and coordinated return
- Monitoring of the project with a focus on occupational safety, risk control, and inspection routines
- Ongoing management of suppliers, oversight of execution, and weekly updates to ABL administration
