During the peak of the COVID-19 pandemic, building management became a cornerstone for ensuring safety, operational continuity, and well-being in corporate spaces. With daily circulation of hundreds of people and multiple occupancy profiles, the Palácio Austregésilo de Athayde required a structured, sensitive, and highly technical approach.
Explen’s Role
As the asset manager, Explen led the creation and execution of a robust pandemic response plan, involving health protocols, physical space reorganization, and strong coordination with internal and external stakeholders.
Key actions included:
- Comprehensive risk mapping of building areas, defining exposure levels and specific corrective measures
- Establishment of a multidisciplinary crisis committee responsible for real-time technical decisions and actions
- Implementation of health protocols validated by Hospital Sírio-Libanês, a reference in health and safety
- Strategic visual communication and training of operational teams to ensure adherence to new routines
- Installation of preventive technologies, such as touchless buttons, temperature sensors, and high-flow air purifiers
- Adoption of exclusive protocols for critical areas: reception, elevators, cafeterias, and locker rooms
Achieved Results
- Effective reduction of contamination risk levels in all mapped areas
- Only 7 cases of contamination among 47 operational staff over 7 months
- High approval ratings in satisfaction surveys from clients and teams
- Building operations maintained with safety and control, even during periods of extreme uncertainty
- Recognition as a reference case in the sector, nominated for the ABRAFAC award in the Social Responsibility category
Impact and Legacy
This project demonstrated that property management goes far beyond technical operations. With leadership, coordination, and a sense of social responsibility, Explen fostered a trustworthy environment during one of the most critical times in recent history. The experience reinforced the role of building management as a guardian of collective health, business continuity, and the genuine well-being of individuals.
